If you got a letter from us in the mail and you're thinking about reaching out, this post is for you. A lot of land sellers have never done this before and don't know what to expect. The process is simpler than you might think, and I want to walk you through every step so there are no surprises.

Step 1 — You respond to our letter

We send out mailers to landowners in Klamath County, Oregon. If you got one and you're interested, you fill out the form we included and send it back. That form gives us your contact information and tells us you're open to a conversation.

That's all step one requires. You're not committing to anything by sending it back. You're just saying you're willing to talk.

Step 2 — We research your property before we contact you

Before we call or email you, we do our homework. We want to know exactly what we're looking at so we can have an informed conversation rather than wasting your time with questions we could have answered ourselves.

Here's what we look at during this phase:

  • Location — where the property sits within the subdivision and what's around it

  • Utilities — where power is, whether water is available, and what other services are nearby

  • Tree cover — whether the lot is treed, cleared, or a mix

  • Neighborhood development — whether the surrounding area is built up or still mostly vacant

  • Unique characteristics — is it close to a boat dock? Does it back up to open land? Is there a view? These details matter to us because we value unique properties more than generic ones

  • Comparable sales — what similar properties nearby have sold for recently

  • Back taxes — whether anything is owed to the county on the property

  • Ownership verification — confirming you are the legal owner of record

Once we've done that research, we'll reach out to you — by phone or email depending on what you provided — and have a real conversation about whether there's a deal to be made.

Step 3 — We agree on a price and terms

If both sides want to move forward after that conversation, we'll make you an offer. If you accept, great. If you want to negotiate, that's fine too. We're straightforward about what we can pay and why.

Once we shake hands on a number, we move into due diligence.

Step 4 — Due diligence: 4 to 6 business days

We always tell sellers upfront that due diligence takes 4 to 6 business days. This is not us stalling — this is us doing the work that protects both of us.

During this period, our team goes through a detailed property checklist that covers everything we need to know before we commit to buying. This includes a deeper look at any liens or encumbrances against the property, and — critically — a call to the HOA if the subdivision has one.

That HOA call has saved us both more than once. Recently we were ready to move on a property that was priced right and checked every box. When we called the HOA, we found out the seller owed more in past-due HOA fees than the land was worth — and the HOA was already in the process of repossessing it. We had to walk away. That call protected the seller from a deal that would have fallen apart anyway, and it protected us from buying into a problem we didn't create.

If due diligence comes back clean, we move to closing.

Step 5 — Sale and purchase agreement

Once everything checks out, we prepare a Sale and Purchase Agreement that spells out exactly what we're buying, at what price, and on what terms. Nothing is left vague.

We use SignNow for electronic signatures. The way it works: you fill in and sign your portions first, then we complete and sign ours. You get a copy of the fully executed agreement for your records.

Step 6 — The deed

After the purchase agreement is signed, we prepare the Warranty Deed transferring the property from you to Dakota Skyhook.

The deed needs to be notarized — and we make this as easy as possible. You have two options:

  • Proof — our preferred option. Proof is an online notarization service that lets you complete the notarization from your computer or phone in minutes. Fast, convenient, and fully legal.

  • Print and notarize locally — if you're not comfortable with online notarization, we'll send you the deed as a PDF. You print it, bring it to a local notary (most banks, UPS stores, and courthouses offer this service), and send it back to us.

Step 7 — Recording the deed, then payment

This is the step that sometimes gives sellers pause, so I want to be direct about it.

We file the deed with Klamath County before we send you payment.

Once the county accepts the deed and the property is officially in Dakota Skyhook's name, we send your money — by check or wire transfer, whichever you prefer.

I understand why that feels like the risk is on you. But here's the other side of it: if we sent payment first, the risk would be entirely on us. We could wire money to a seller and never receive a signed deed. That's a real risk that any legitimate buyer faces.

The way we've structured this protects both parties. If something went wrong on our end after the deed was filed — which it won't, but hypothetically — you would have legal standing to challenge it and potentially recover your property. The recorded deed is a public document. The transaction is visible and traceable. There is no scenario where we benefit from taking your land without paying you, and every scenario where doing so would expose us to serious legal consequences.

Here's what I tell sellers who are nervous about this: Dakota Skyhook has bought and sold properties all over Klamath County. Those transactions are all recorded at the county. You can look them up. You can also see the properties we currently own and the listings we have active. A business that has done dozens of transactions in a single county is not a scam operation — we have too much at stake and too much of a track record to risk it.

Step 8 — You get paid

Once the county confirms the deed is recorded and the property is in our name, we send your payment. By check or wire — your choice. That's it. The deal is done.

The whole timeline

From the day you send back our mailer to the day you receive payment, the typical timeline looks like this:

  • Days 1-2 — We research your property

  • Days 2-7 — Due diligence runs in parallel with our conversations

  • Day 7 — Purchase agreement signed — usually the same day due diligence comes back clean

  • Day 8-9 — Day 8-9 — Deed prepared and sent to you for notarization — one day if done online through Proof, two days if you need to visit a local notary

  • Day 10 — Deed filed with Klamath County

  • Day 11 — Payment sent to you

Most transactions close in under two weeks from first contact. Some go faster depending on how quickly the notarization gets done — online notarization through Proof is the single biggest time-saver in the whole process.
